The Application Process

A rental application must be completed by each occupant aged 18 years or older. We require proof of income along with an application fee for each applicant.

Application Overview

Here are the steps to follow if you are interested in leasing a unit at the Marin Campus.

  • Come for a Viewing – Whether you saw the advertisement on Zillow, RedFin, or received the advertisement, we would like you to see the space to see that it matches your expectations in person. *Please Note: we do not offer remote or virtual showings.
  • Request an Application – After your showing, if you are still interested in the unit, you may request an application. This will explain the rental application requirements in detail so pay careful attention to the instructions when sent to you via e-mail. *Please Note: every household member (18+ years of age) who will be living in residence, must submit a completed application. A $30 application fee per application is required to cover the relevant screening costs (background check and credit check). The application fee(s) are payable by Cashiers Check or money order.
  • Review Process – Once the application paperwork is received for the unit (along with the application fee), the application is then reviewed and if complete, uploaded to screening and additional review.
  • Application Decision – If an application is approved, prospective residents will be offered a lease agreement for the home/unit. The lease start date is generally requested to be within 7 days of the unit being available or 7 days from a potential approval, whichever comes first.
  • Signing Your Lease – Once the lease is signed, prospective residents will receive their login information for the EBMC resident property portal. The prospective resident will then pay their security deposit and relevant move in costs (rent, pro-rate, etc.). Once those funds have cleared, the key handover day can be scheduled. 
  • Move-in and Inspection – Incoming residents are required to do a move-in inspection with the Property Manager and have any remaining questions answered before move-in.

Security Deposits

While security deposits may seem complicated to understand, we’re going to make sure you get as much information as possible here so that you can make the most out of your rental property.

Definition

In essence, a security deposit is a sum of money that tenants give their landlords or property managers. Keep in mind that the security deposit must be paid in addition to advanced monthly rent.

The Purpose of a Security Deposit

Property managers can use security deposits as insurance against damage to the rental property.

Some of the most common damages that property management companies can cover with security deposits include the following:

  • Damages to the unit and/or general property
  • Unpaid rent
  • Unpaid utilities
  • Abnormal cleaning costs

Security Deposit terms and conditions may be established within the lease agreement.

Guarantors

A Guarantor is not technically a “co-signer”. A Guarantor is a qualified person who agrees to be immediately and entirely financially responsible if the leaseholder does not fulfill their financial responsibilities on their lease agreement. A Guarantor is required to complete a full rental application and be approved to assume the role of guarantor for the prospective renter.

A Guarantor application and proof of income can be submitted should an applicant be denied due to income only.

The guarantor, once approved, will sign a guarantor agreement. The Guarantor has no rights to access, stay, or move into the home/unit. The guarantor must reside in the United States.

A Guarantor may not be used if the applicant is denied due to a negative credit history or denial due to a criminal history.
